Rental Agreement Summary
- A fee of $75.00 per month will be added to quoted lease rates for lawn and landscape
maintenance. Tenant may choose to perform these services and receive a discount for doing
so.
- If applicable, a fee of $55.00 per month will be added to quoted lease rates for water filter
maintenance. Tenant may choose to perform this maintenance and receive a discount for
doing so.
- Tenant will provide at lease signing post-dated checks for each month for term of lease.
Rent payment checks will be deposited on the first of each month. If the first falls on a
weekend or a holiday, the check will be deposited on the business day following the weekend
or holiday.
- Tenant will be charged a $35.00 Service fee for each returned or dishonored check.
- A $35.00 late fee will be assessed if rent is not paid by the 5th of each month and must be
paid with the current month's rent.
- A key charge of $25.00 will be taken out of the Security Deposit if all keys are not returned
at expiration of lease.
- If applicable, a charge of $25.00 for each remote garage door opener not returned will be
taken out of the Security Deposit at lease expiration.
- All utilities are to be covered by the Tenant under his or her name. Tenant will be responsible for changing air conditioning filters every 45-60 days.
- Tenant must check the Fire Detectors every month.
- No pets unless otherwise approved in writing. If approved, a $250.00 non-refundable pet fee will be charged and considered as additional rent for cleaning of carpets at end of lease term.
- If applicable, Tenant will be responsible for contracting with pool service and will provide
verification of such contract, unless other arrangements have been made with Landlord to
provide such service.
